Sediment accumulation occurs naturally over time as minerals in your water settle at the bottom of the tank. In Vancouver, where water hardness varies by neighbourhood, this buildup can significantly reduce your water heater's efficiency and heating capacity.
2. Discoloured or Rusty Water
Brown, yellow, or rusty hot water is a clear indicator that the inside of your water heater tank is corroding. While this could sometimes be caused by your home's pipes, if it only happens with hot water, the water heater itself is likely the culprit.

3. Strange Noises from the Tank
Popping, rumbling, or banging sounds from your water heater are caused by sediment hardening at the bottom of the tank. As water gets trapped beneath the sediment layer, it boils and creates steam, causing those distinctive noises. Over time, this reduces efficiency and can damage the tank's interior lining.
While occasional minor noises can be normal, persistent or increasingly loud sounds are a definite sign that your water heater needs attention. A professional flush may temporarily resolve the issue, but if the tank is old, replacement is often the more cost-effective long-term solution.
4. Water Leaking Around the Base
Any pooling of water around your water heater should be investigated immediately. Small leaks from the pressure relief valve or drain valve may be repairable, but water seeping from the tank itself usually means the tank is cracked and needs full replacement.
Important: If you see water leaking from your water heater, turn off the power (or gas supply) and the cold water inlet valve immediately, then call a professional. A leaking tank can fail completely at any moment.
5. Age of the Unit
Check the manufacturer's label for the installation date or serial number. Most traditional tank water heaters last 8–12 years. If yours is approaching or past that age range, it's wise to start planning a replacement proactively rather than waiting for a failure. Tankless water heaters typically last 15–20 years with proper maintenance.
6. Rising Energy Bills
As water heaters age, they become less efficient. If you've noticed a gradual increase in your energy bills without a corresponding increase in hot water usage, your water heater may be working harder than it should to maintain temperature. This is especially noticeable with older gas models where the burner becomes less efficient over time.
7. Reduced Hot Water Capacity
If your hot water runs out faster than it used to, sediment buildup may be taking up space in the tank that would otherwise hold hot water. This reduces the effective capacity of your water heater and is a sign that maintenance or replacement is needed.
